
Darwin has long been regarded as something of an outlier in the national property market, dancing to the beat of its own drum.
But in 2025, the rest of Australia is taking notice. Darwin's home values have shot up 12.9% over the past 12 months, outperforming the previous boom markets of Perth, Adelaide, and Brisbane.
With a median dwelling value of $558,595, Darwin remains a relatively affordable capital city, attracting investors lured by the promise of high rental yields amid the city's ongoing housing supply shortage.
As at October 2025, rents for houses in Darwin had increased 6.8% in a year while unit rents had jumped 8.9%, driven by low vacancy rates.
As Australia's smallest capital city, any influx of interstate investors can have a marked effect on home prices, even without supply issues.
The Northern Territory government's generous HomeGrown grants of up to $50,000 are also likely playing a part in luring prospective homebuyers to the Territory.
The grants are aiming to boost housing supply in the Territory, although some are linking the payments to fuelling rapidly rising prices.
Against that backdrop, we asked the expert on the ground for her tips on the best suburbs to buy into in Darwin in 2026.

Darwin City, 0800
Median price: $440,000 for units
Median rent: $650 per week for units
You don't have to be a maths whiz to figure out the rental yield on Darwin City units is hard to go past.
It's currently a healthy 7.6% and that's one reason Belinda Tennant, buyers' agent and director of Thrive Property NT, has nominated the city centre for buyers looking for units.
"In the past three months, we've seen increased demand from investors in CBD units which are getting great rental returns," Ms Tennant said.
She said the central location also tends to attract a good pool of tenants, including city workers wanting to be close to their places of employment as well as the city's restaurants, bars, and nightlife.
Housing stock in the CBD is almost entirely units or apartments, offering walkability to the waterfront and other city locations.
Lyons / Muirhead 0810

Ms Tennant has nominated the neighbouring suburbs of Lyons and Muirhead, around 15 kilometres northeast of the CBD, as having a good base of owner occupiers with no public housing.
The suburbs, featuring newer housing stock, are close to the Royal Darwin Hospital, making them popular with medical staff and hospital workers.
They also offer good proximity to the Northern Territory's largest shopping centre, Casuarina Square, as well as Charles Darwin University's Casuarina campus.
"Modern housing stock typically means lower maintenance for homeowners and also stronger tax depreciation for investors," Ms Tennant said.
Both suburbs are family-oriented and feature contemporary and modern homes with well-planned parks and recreational facilities including walking tracks and bike paths.
They are also close to beaches and have easy boat ramp accessibility.
While house price growth has been relatively modest in both suburbs over the past 12 months (0.9% in Lyons and 5% in Muirhead), rents have seen more robust growth - up 11.8% in Lyons over the same period.

Fannie Bay, 0820

Ms Tennant likes the waterfront suburb of Fannie Bay for its lifestyle offerings and close proximity to the city.
Fannie Bay has good access to beaches and is home to the Darwin Sailing Club, Trailer Boat Club, and Ski Club, as well as the Darwin Turf Club.
If you're looking for more facilities, it's also not too far from East Point Reserve, Darwin's largest park and recreation area, featuring a safe saltwater lake for year-round water activities.
The Museum and Art Gallery of the Northern Territory and the popular Parap markets are also within walking distance.
With all that on offer, it's no surprise properties in Fannie Bay are hard to come by.
Homes tend to be tightly held, reflected in the 11.8% climb in house prices over the past 12 months.
There is also some unit stock in the suburb, currently fetching a 6.6% rental yield.
City 'fringe suburbs' for units
Ms Tennant has nominated several suburbs specifically for prospective unit buyers.
She said all four inner suburbs are well located and offer good affordability as well as high rental returns for investors.
Stuart Park, 0820
