
The new research shows houses with greenery achieve 17.4% higher prices, or an average of $140,000 more, than those without.
They also attract 7% more buyer views and typically spend one day less on the market.
But the value of plants is not limited to leafy gardens.
Units or apartments with greenery also achieve around 16.1% more in price, or an extra $100,000, and sell three days faster.
The research, conducted by horticultural industry body Greener Spaces Better Places, is based on an analysis of Domain's real estate listing data in the 12 months to August 2025.
The Plant Value Report found homes marketed with greenery consistently outperform those without it across nearly all measures.
"In an era defined by affordability constraints, limited space and growing environmental awareness, the presence of plants - whether it's a lush courtyard, leafy balcony, or established garden - has become a quiet marker of both lifestyle and value," the report found.
Greenery biggest boon in Sydney, regional houses
The Sydney market places one of the strongest premiums on greenery, achieving prices 28.7% higher for houses (an average $401,500 more) and 23.4% higher for units ($185,000 more).
The report said this reflected the high value placed on greenery in dense urban markets where it can be scarce.
The Brisbane and Hobart real estate markets also show marked correlation between greenery and price, likely reflecting their strong lifestyle appeal and year-round connection to outdoor living, the report said.
Regional houses too showed strong relative uplift in price - up to 24%, or $154,000 more - where outdoor living and established gardens can define property value.
Units can be green too
The report found the impact of greenery is not lessened by space constraints.
"In compact or high-density settings, even small touches of nature can have an outsized impact," the report found.
Green touches correlated most strongly with higher unit prices in the Sydney and Melbourne markets where it is also less common.
Greenery featured in just 15% of Sydney/Melbourne unit listings, compared to Canberra (22.5%), Darwin (22.2%) and regional Queensland (20.3%).
Darwin led the presence of greenery in house listings (50%), followed by Canberra (49%).
Around a third of all houses listed for sale nationally highlighted some form of greenery, compared to one in six units.
How to use greenery to boost property value
The report concludes even small and inexpensive touches of greenery can achieve higher prices and faster sales in nearly all real estate markets.
The report's authors urge property owners to incorporate nature even in small spaces by adding plants to courtyards, balconies, or even windowsills.
They suggest adding indoor plants to bathrooms, kitchens, and hallways and in outdoor spaces of any size, to use shrubs and trees to add shade, privacy, and structure.
"Greenery elevates how a property is experienced, softening architecture, framing light, and adding warmth," the report said.
"It helps homes photograph beautifully, creates an inviting first impression and builds buyer confidence. These subtle effects translate into stronger results."
Greener Spaces Better Places is funded by 37-levy paying horticultural industry entities with matched federal government financial support.
Its aim is to create greener spaces where Australians live, including homes, streets, and suburbs to enhance lifestyle and promote connection to nature.
