Newcastle's thriving property market is set to continue its steady price growth in 2026, buoyed by ongoing population drift and low housing supply.

While the city has seen population growth slow to more manageable levels from its post-pandemic boom, data shows strong growth continues in the 20-39-year-old age group, the demographic seeking better housing affordability than offered in the capital cities.

As with many parts of Australia, it's expected entry-level property values in Newcastle and the surrounding Hunter region will undergo the most rapid growth in 2026.

This will be driven, in part, by the federal government's expanded 5% Deposit Scheme for first home buyers which sees Newcastle's property price cap lifted from the old level of $900,000 to $1.5 million as of 1 October 2025.

Even before the change, Newcastle's regional lender, the Newcastle Greater Mutual group, reported its home loan book grew by seven percent over the 2025 financial year, a rate faster than any other mutual bank in Australia, in part driven by homebuyer demand in the region.

House prices are expected to see the most price growth while Newcastle's unit prices have been less robust during 2025.

It remains to be seen whether they will be bolstered by first home buyers being priced out of a heated market for entry-level houses and choosing to purchase well-situated units instead.

Here's what one expert on the ground predicts for various market segments.

Ashtonfield, 2323

Median price: $847,500 for houses; low unit sales make figures unreliable

Median rent: $675 per week for houses; $510 per week for units

Director of AcquiredHQ buyers' agency Chad Dunn nominated Ashtonfield, in the Lower Hunter Valley, as one of few locations where houses with "good-sized" parcels of land are still selling under the $900,000 mark.

Mr Dunn says it's a location worth considering for first home buyers, with reasonable levels of housing stock currently available.

The Maitland suburb abuts the Bloomfield Colliery, an open cut mine approved for 24/7 operation and currently looking to extend its operations to 2035.

This may be a factor in Ashtonfield seeing relatively modest price growth compared to other Hunter areas in the post-pandemic boom. The median price for homes in the suburb rose only 0.7% over the past 12 months

"I believe Ashtonfield represents much better value than some other nearby suburbs such as Beresfield, Taro, and Woodbury which may have been overinvested by outside investors without knowledge of the fundamentals of those suburbs," Mr Dunn said.

Ashtonfield is close to Stockland's Green Hills Shopping Centre and is known as a family-friendly suburb with ready access to multiple schools and recreational facilities.

Fingal Bay, 2315

Median price: $1,280,000 for houses; $821,250 for units

Median rent: $660 per week for houses; $590 per week for units

This premium Port Stephens location made our 2025 suburbs to watch list last year and it seems it was a worthy pick.

Although Fingal Bay's median house price grew a modest 4.3% over the past 12 months, units saw 8.8% price growth with rents climbing 13.5% over the same period.

Mr Dunn said he still holds a "very strong positive position" on Fingal Bay and the broader Port Stephens region for investors looking to uncharted areas with good 'seachange' potential.

Part of the reason is the flow-on benefits from the Newcastle International Airport which now caters for flights to Bali. Additional international routes to New Zealand and Singapore have also been mooted.

While Mr Dunn acknowledges that house prices in the suburbs east of Anna Bay leading into Fingal Bay are mostly over the $1 million mark, he said there are occasional townhouses and villas that come up well below that price.

For those who may struggle with limited stock in Fingal Bay, Mr Dunn encourages seachangers to also consider Corlette, Salamander Bay, Nelson Bay, and Boat Harbour/One Mile Beach.

All are located on a peninsula featuring the Tomaree National Park and Port Stephens Koala Sanctuary.

"I consider all these areas to be standouts for the years ahead," he said.

Swansea, 2281

  • Median price: $1,070,000 for houses; $715,000 for units

  • Median rent: $630 per week for houses; $455 per week for units

Swansea, on the lower east of Lake Macquarie, is a pick especially for first home buyers.

Mr Dunn foresees first home buyers driving up lower-end and mid-range house prices on both the lower eastern and western sides of the lake.

Swansea is his pick for its proximity to the water's edge and rapid gentrification, although he's seen median prices creep higher even before the launch of the expanded 5% Deposit Scheme.

"It would be worthwhile to scope out villas and townhouses in the areas for lower price points, but only if it meets your living or investing brief," he recommended.

Swansea is located at the entrance to Lake Macquarie from the Pacific Ocean and, as such, is an ideal spot for water and boating enthusiasts with the surfing beaches of Blacksmiths and Caves Beaches nearby.

The suburb is around 27 kilometres south of Newcastle and is connected by bus, while Sydney is around 127 kilometres to the south.

Morisset Park, 2264

  • Median price: $1,022,500 for houses; low unit stock

  • Median rent: $720 for houses; low unit stock

On the western side of Lake Macquarie, Mr Dunn likes Morisset Park which he said has been his go-to area for many clients of different needs for some time.

Morisset Park is located on a peninsula, with the location becoming increasingly popular with downsizers and seachangers. It is also on the radar of developers.

Mr Dunn believes the suburb will ultimately benefit from the approved Trinity Point Precinct development, incorporating a luxury 220 room hotel, restaurants, a function and business centre, day spa, several bars, pools, and around 160 waterfront apartments.

It will also see the expansion of the current Trinity Point Marina to accommodate 188 berths.

Earlier this year, an application to redevelop the Morisset Golf Club to incorporate a live-music amphitheatre and aquatic park was shelved with the developer currently revising its plans for the site.

Although some locals worry that Morisset Park is losing its small-town feel, it remains a relatively tightly held property market.

Its property values have held steady over the past 12 months, with prices remaining lower than their peak during the post-pandemic boom of 2021-22.

Bar Beach, 2300

  • Median price: $3,282,500 for houses; limited unit sales make data unreliable

  • Median rent: $1,250 per week; $610 per week for units

Before you baulk at the price tag, Mr Dunn has thrown in a premium location which he believes remains undervalued.

"The Newcastle region, as one of the largest regional cities in Australia, has seen year-on-year growth in its other price points under $2 million, driven by investors and first home buyers, but this premium end of the market has been more subdued.

"I believe it's ripe for change and now is the best time to enter the market at those higher price points."

Bar Beach is his pick of the area from Minmi to Mayfield and into beachside Merewether.

It is an inner-city suburb, just 1.6 kilometres from Newcastle's CBD and is bordered by the beach to its east and Merewether to the south. Almost half of its land area is made up of parks and beaches.

As well as being one of Newcastle's most exclusive enclaves, Bar Beach is also considered one of the most family-friendly beaches on what locals call 'The Stretch', a coastal walking path from Merewether to Nobbys Beach.

Mr Dunn refers to the suburb's high-end homes as key "generational" properties, which he said represent great buying when they come up.

"I see this top end of the market - premium beachside and waterfront - being the most undervalued and well worth considering for those looking at that price point," he said.

Bar Beach's house prices have risen 9.4% over the past 12 months with only 10 houses changing hands in the past 12 months.

Valentine, 2280

  • Median price: $1,160,000 for houses; $840,000 for units

  • Median rent: $720 per week for houses; $650 per week for units

For those looking for premium locations on Lake Macquarie, Mr Dunn likes the suburb of Valentine for its top-end waterfront homes.

Located around 20 kilometres from the Newcastle CBD, Valentine's home and rental prices have held relatively steady over the past 12 months.

It is regarded as a family-friendly suburb with good proximity to the lake, local shopping, and a community vibe.

Whitebridge, 2292 / Dudley 2290

  • Whitebridge median price: $1,260,000 for houses; $900,000 for units

  • Whitebridge median rent: $700 per week for houses; $730 per week for units

  • Dudley median price: $1,332,500 for houses; no unit data

  • Dudley median rent: $755 per week for houses; no unit data

The neighbouring suburbs of Whitebridge and Dudley are around 10-12 kilometres south of the Newcastle CBD, with Mr Dunn nominating them specifically for those looking for acreage properties.

Dudley is located to Whitebridge's southeast although both suburbs have ocean access and are home to vast nature and conservation reserves, featuring walking and bike tracks and recreation areas.

Whitebridge has seen its median house prices jump 18.6% over the past 12 months while Dudley's aren't far behind at 15.9% growth.

The suburbs have a high rate of owner-occupied homes, are popular with families, and have been on the radar of homebuyers and investors in recent years.
