
- 20 lenders have increased some or all of their fixed home loan interest rates this week
- It's another signal the market is preparing for the cash rate to rise in 2026
- NAB, ANZ, and ING were among the lenders to lift fixed rates this week, following the market-wide trend
It's been a huge week on the home loan market with 20 lenders raising their fixed home loan rates in what appears to be a pre-Christmas rush.
ANZ joined the party on Friday morning following its big bank counterpart NAB that lifted its fixed rates on Tuesday.
They follow other major lenders that have increased some or all of their fixed rates over the past three weeks.

Online bank ING, Australia's sixth-largest home lender, and Bendigo Bank, the seventh-largest, also raised their fixed rates on Friday.
This week's wave comes as economists from two of the big banks - CommBank and NAB - updated their outlooks to forecast a 0.25% jump to the cash rate in February.
This would see the cash rate, currently at 3.60%, jump to 3.85% - back to where it was in May 2023.
ANZ's new fixed home loan rates
ANZ has increased its fixed rates by up to 0.35%, with its new featured rate up 0.25% to 5.44% p.a. (6.29% p.a. comparison rate*) for owner-occupier borrowers with up to 80% loan-to-value ratio (LVR) fixing for two years.

Investors choosing interest-only repayments see their fixed rate jump by 0.20% on the rates above.
ING hikes fixed rates by 0.35%
Similarly, ING has increased its fixed rate home loans, including its Orange Advantage package loans, across the board.

The rates for owner-occupiers taking out Orange Advantage package home loans are 0.10% lower than those above.
ING's investor rates have also increased across the board.

Bendigo Bank lifts fixed rates by 0.44%
Bendigo Bank has also increased fixed rates on its Express and Complete Package home loans for both owner occupiers and investors.
Its best new rate is 5.38% p.a. (5.60% p.a. comparison rate* for ≤60% LVR; 5.63% p.a. comparison rate* for 60.01-80% LVR) for owner occupiers fixing a Complete home loan for two years and making P&I repayments.
There was downward movement in some rates, however, with the bank knocking 0.11% off its Express one-year fixed rates for both owner occupiers and investors.
The lowest of these is 5.43% p.a. (5.60% p.a. comparison rate* for ≤60% LVR; 5.64% p.a. comparison rate* for 60.01-80% LVR) for owner occupiers making P&I repayments.
Bendigo-owned online brand Up also hiked its fixed rate home loans by up to 0.40% on Friday.
Why are fixed home loan rates going up?
With market sentiment increasingly backing an early hike in interest rates in 2026, lenders have been moving both their term deposit and fixed home loan rates higher over the past couple of months.
The two tend to go hand in hand with deposit-takers increasing their term deposit rates in a bid to attract a more stable source of funds ahead of anticipated demand for fixed home loans which are more expensive to finance on the wholesale lending market.
Some existing borrowers will now be considering whether to switch their home loans to a fixed rate ahead of possible cash rate rises in 2026.

New borrowers, including those buying under the federal government's expanded 5% Deposit Scheme, may also be considering signing up to a fixed rate.
As it stands, many low fixed rates, including some under the 5% mark, have been disappearing from the market, particularly this week.
Lenders tend to move their fixed interest rates higher at the first sniff of a possible rise in the cash rate so they are not locked into charging interest at a much lower rate than where the market moves during the fixed term.
Setting - and taking up - fixed home loan rates is always something of a gamble for both lender and borrower.
Even highly paid economists and market analysts don't always get their forecasts right.
Move Bank with some good news
Before we get to the long list of lenders that have hiked their fixed rates this week, there was one lender swimming against the tide.
Customer-owned MOVE Bank cut its variable rates by up to 0.25%, bringing its new lowest rate to 5.14% p.a. (5.19% p.a. comparison rate*) for new owner occupier borrowers with up to 80% loan-to-value ratio (LVR).
