What mortgages does Yard offer?

Yard offers a concise, yet competitive range of mortgages for owner occupiers, refinancers, and investors.  Home loans are available across variable and fixed terms, with interest only (IO) and principal and interest (P&I) payment schedules. 

It also offers loans for self-managed super funds (SMSFs), which enables those self-managing their super to add property to their portfolio. For those looking at buying a home before selling their existing property, the bank offers competitive bridging loans.

Yard home loan features

Across its range of mortgages, there are a few different features, including:

  • Offset Account: A 100% offset account is available across a few product lines, enabling borrowers to reduce their interest payable, for an annual fee of $120.
  • Redraw: A redraw facility is available across all home loan types, and is available for free on variable rate home loans.Extra
  • Repayments: Additional repayments are available, up to unlimited for variable loans, but limited to $20,000 on fixed home loans
  • Interest-Only Periods: The maximum interest-only period is 5 years.

How to apply for a Yard home loan

Eligibility criteria

Yard has eligibility criteria for its home loans, including:

  • Being at least 18 years old
  • Being an Australian citizen or permanent resident
  • Having a good credit history
  • Receiving a salary from an employer, or you are self-employed with at least 2-years of ABN registration. Self-employed professionals (doctors, lawyers, IT professionals) may be considered if they have held an ABN for six months.
  • Having no previous defaults greater than $1,500.
  • Maximum LVR is 95% with lenders mortgage insurance.
  • Minimum loan size is $150,000, and the maximum is $5 million.

From there, the application process is totally digital, starting with an online form submission, and a subsequent chat with one of Yard's Lending Specialists.

How long does it take for Yard to process my mortgage application?

Pre-approval generally takes less time than an unconditional approval. In most cases, you could receive a pre-approval within one business day of completing your application.

The time frame for an unconditional approval, on the other hand, can vary as it largely depends on how quickly the bank can verify your identity, assess your application and transfer security.

How does Yard verify my identity?

Yard verifies your identity electronically, using the personal details you supply during your application. In some cases, should further information is required, it may verify your identity with ZipID; a mobile service that comes to you to conduct the verification in person. You would need to have your driver's license or passport on hand if that was the case.

Why was my mortgage unsuccessful?

Your mortgage application can be unsuccessful if you don't meet the eligibility criteria or haven't supplied all the documentation required for the process to move forward
