
Cotality figures show that as of November 2025 the median house price in Adelaide had all but overtaken that of Canberra, and is by now far ahead of Melbourne. Perth and Brisbane have taken more headlines but over the past couple of years the Adelaide market has been among Australia's most consistent performers.
If you're looking to buy in Adelaide or the surrounding areas, experts say these suburbs in particular could be poised to keep on performing next year and beyond.

Prospect (5082)

Our first pick is Prospect, to the north of the city centre. The median house price is currently $1.2 million so it's not at the affordable end of the scale, but that's still significantly lower than many surrounding suburbs including North Adelaide or St Peters, not to mention the equivalent suburbs south of the CBD like Unley.
Prprty360 Director Julian Fadini says Prospect has "that inner-city appeal without the inner-city price tag,".
"[It has] great transport links, it's walkable to the CBD and it's attracting young professionals who want lifestyle and convenience," he said.
"The gentrification is happening organically, which usually means sustainable growth."

Davoren Park (5113)

While growth has been consistent across much of Greater Adelaide, the outer suburbs remain much more accessible for the average first-home buyer. Playford, to the city's north, has been one of the standout performers over the past couple of years and PRD Research Analyst Yuki Yu picked out Davoren Park in particular for its potential.
"Davoren Park is one of the region's most dynamic high-growth and high-yield markets," she told Savings.com.au.
"The median house price is significantly below the Adelaide metro… rental yields of 4.3% exceed the metro average."
She believes Davoren Park is a "compelling opportunity" for buyers looking for strong capital growth.
"Davoren Park has schools and clinics, with major shopping accessible nearby," Ms Yu said.
"Approximately $1.8 million worth of government projects are set to start [soon]…these will improve liveability and boost demand."

Woodville North (5012)

If you're looking to stay closer to the centre of Adelaide but can't afford the median house price ($950k) Ms Yu also picked out Woodville North for its growth potential.
About 8kms from the city centre, the average house in Woodville North is 15% cheaper than the Adelaide average, and Ms Yu says the suburb has a lot going for it as far as future appreciation is concerned.
"Given its strong growth performance, affordable entry point, high rental yields, and very limited future housing supply, Woodville North represents a strong investment opportunity," she said.
"With only three new dwellings [currently] planned, limited residential supply is expected to further tighten the market."
Glenelg North (5045)

Mr Fadini's other pick is the seaside suburb of Glenelg North, which he says is a "classic case of proximity to water driving long-term value."
"You're minutes from the beach, close to the city and the area is undergoing significant urban renewal," he said.
"The state government's investment in infrastructure and the growing population from interstate migration is creating real momentum here."
At a median price of $1.3 million, Glenelg North has the most expensive houses of any suburb listed, prohibitively so for many. Units are much more affordable at $638,000, although there's plenty of wisdom out there warning against buying units
However Domain is projecting unit prices in Adelaide to grow faster than houses next year. Its forecast suggests that by the end of 2026, the average unit in Adelaide will cost more than $680,000, about 5% more than its current estimate.
Klemzig (5087)

Finally, Klemzig is another inner suburb that's been tipped for more strong performances in the coming years. For now, its houses and units are available at a discount to the Adelaide median, but Ms Yu points out the trends suggest this might not be the case for much longer.
"The 12-month price growth is impressive… as well as the long term growth over the past five years," she said.
PRD Research has found the average house price in Klemzig has gone up 73.2% since this time in 2020, while the median unit price has risen by an astonishing 124.7%.
Ms Yu says the data also supports Klemzig as an option for investors prioritising a stable rental income.
"House rental yields of 4% are higher than the metro average… the vacancy rate of just 0.5%, below the metro average of 0.8%, ensure stable occupancy and robust rental demand."
