Variable home loan interest rates continue to rise across the market this week, with a flood of lenders passing on the 0.25% hike to the official cash rate on 3 February.

Of the big banks , CommBank , NAB , and ANZ 's higher rates for new and existing borrowers have taken effect - from Friday 13 February.
Westpac 's kick in on 17 February and Macquarie Bank 's variable rates will lift from 20 February.
In the sea of rate changes, so far, there has only been one outlier in passing on more than the 0.25% cash rate increase to its variable rates.
The merged G&C Mutual and Unity Bank added up to 0.16% on top of some of their variable rates, citing broader market conditions as the reason for the heftier hike.
But quite apart from the expected variable rate movements, lenders also continue to lift fixed home loan rates in another sign many expect another cash rate hike in 2026.

ANZ lifts fixed rates by up to 0.50%
ANZ has made some notable increases to its fixed rate home loans on Friday.
Its new lowest fixed rate offering is now 5.79% p.a. (6.56% p.a. comparison rate* ) for owner occupiers with 80% or less loan-to-value ratio (LVR) fixing for two years - a 0.35% increase on the old rate.
Here are some of ANZ's new fixed rates for owner occupiers:

ANZ's investor home loans rates also increased, with its five-year fixed investment rates going up by 0.50%.
Its new lowest investor rate is 5.89% p.a. (7.05% p.a. comparison rate*) for LVRs 80% or less for investors making principal and interest repayments (P&I) and fixing for two years.
Macquarie increases fixed rates by 0.25%
Just a day earlier, on Thursday, Macquarie Bank also lifted its fixed-term home loan rates, marking the fourth time the bank has increased fixed rates since November.
This time around, Australia's 'fifth bank' rolled out a 0.25% increase across the board, reflecting the cash rate hike.
Macquarie's new lowest rate is now 5.84% p.a. (5.41% p.a. comparison rate*) for owner occupiers fixing for one year with LVRs of 70% or less.
ING hikes fixed rates by 0.20%
The online bank had much the same idea on Tuesday but chose to pass on a 0.20% increase to its fixed-rate line-up.
ING's new lowest fixed rate is now 5.74% p.a. for borrowers taking out an Orange Advantage package home loan with LVRs 70% or less, fixing for one (5.58% p.a. comparison rate*) or two years (5.69% p.a. comparison rate*).
ING, Australia's sixth-largest provider of owner-occupier home loans, also passed on the 0.25% cash rate hike to its variable rate loans this week.
Newcastle banks, GSB also lift fixed rates
In the customer-owned space, two of the big players Newcastle Greater Permanent and Great Southern Bank adjusted their fixed rates this week.
The merged Newcastle partners, Newcastle Permanent and Greater Bank, continue to offer different home loan products.
Newcastle Permanent moved first, keeping the lion's share of its fixed rate increases below the 0.25% mark, although its new best owner occupier rate of 5.54% p.a. (7.34% p.a. comparison rate*) for LVRs 80% or less saw a 0.25% hike.
Stablemate Greater Bank lifted its fixed home loan rates by up to 0.25% on Friday.
Its best new fixed rate is lower at 5.44% p.a. (7.16% p.a. comparison rate*) for owner occupiers taking out an Ultimate package home loan and fixing for two years - also a 0.25% increase.
Great Southern Bank's fixed rates saw steeper increases - up to 0.51% - with only its one-year owner occupier fixed rate now below the 6.00% mark at 5.99% p.a. (7.18% p.a. comparison rate*).
Other fixed rate movers
Amid the flurry of rate hikes this week, here are a few other notable fixed rate movers:
- Beyond Bank increased fixed home loan rates by up to 0.45%, including some of its package home loan rates available through the federal government 5% Deposit Scheme
- Australian Military Bank lifted its fixed home loan rates by up to 0.40% p.a.
- IMB has increased its residential and investment fixed rates by up to 0.50%
