NAB has raised rates by up to 40 basis points on its Tailored Fixed loans for both owner occupiers and investors.

It follows a December hike on the same products where rates were raised by up to 20 basis points.

All of the big four banks have been raising their fixed home loan and term deposit rates since November, preparing the ground for an increase to the Reserve Bank cash rate .

NAB and Commonwealth Bank are two among the big four forecasting an increase to the Reserve Bank cash rate in February.

The odds of a rate hike firmed on Thursday following the release of the latest jobs data showing an unexpected fall in Australia's unemployment rate to 4.1%.

A robust jobs market fuels inflationary pressures which the Reserve Bank is keen to stamp out using the only tool at its disposal - the cash rate.

Best big bank fixed home loan rates

Below are the lowest advertised fixed home loan rates for owner occupiers with 70-80% loan to value ratio (LVR) currently offered by Australia's five biggest home lenders (according to the Savings.com.au database):

Westpac was the first of the big banks to begin raising its fixed rates in November 2025, citing rising funding costs for the move.

Since that time, fixed home loan rates have been lifting across the market as rekindled inflation in the Australian economy has raised the prospect of an imminent cash rate increase.

Tailored home loan investor rates for those making P&I repayments are:

  • 0.10% higher than the above owner occupier (P&I) rates for one to three year fixed periods
  • 0.15% higher than owner occupier (P&I) rates for four to five years fixed periods

For investors choosing to make interest only (IO) repayments, the rates are:

  • 0.20% higher than the above owner occupier (P&I) rates for one to three year fixed periods
  • 0.25% higher than owner occupier (P&I) rates for four to five year fixed periods

Other fixed home loan rate movers

Other home lenders also adjusted their rates higher this week including:

  • Greater Bank and Newcastle Permanent lifted their fixed rates, Premium Package, and Bridging Loan rates by up to 0.30%
  • HSBC raised its fixed loan rates, including package rates, by 0.25% across the board
  • Australian Mutual Bank increased its fixed Investment loans by up to 0.20%
  • Horizon Bank raised all its fixed-rate home loans by 0.10% 

The pool of lenders offering home loans rates under the 5% mark is rapidly evaporating, but there are still some smaller lenders with sub-5% home loans on the market.
