Got a spare $100,000? New research has identified the top 20 property investment locations across Australia for investors who have saved the milestone deposit.
Eventus Financial's '$100k Quarterly Investment Report' revealed a shortlist of locations across the country suitable for investors looking to buy a property valued up to $1 million.
The 20 locations are spread across New South Wales, Victoria, Queensland, South Australia, and Tasmania.
The report notes that only house markets were chosen as it states freestanding houses will likely give investors better long-term capital gains than units.
Topping the list of standouts is Safety Beach, New South Wales - located half an hour’s drive from Coffs Harbour.
New South Wales has seven further suburbs inside the top 20, including:
- Valley Heights (Blue Mountains region)
- Millthorpe (near Orange)
- Kariong (Central Coast)
- Wickham (Newcastle)
- Medowie (Hunter region)
- Ropes Crossing (Western Sydney)
- Tarago (Southern Tablelands)

Eventus Financial CEO Alex Veljancevski said that despite all the talk of property prices going through the roof, investors can still buy a quality investment property in a quality location with a deposit of 'just' $100,000.
"If you’re willing to be open-minded about your loan-to-value ratio and location, you can definitely buy a good investment property with a $100,000 deposit," Mr Veljancevski said.
"If your deposit is less than 20%, you’ll probably have to pay lenders mortgage insurance (LMI).
"If paying LMI were to allow you to enter the market a couple of years ahead of schedule, it might seem like a bargain if property prices were to increase, say, $50,000 in that time."

Base criteria of: a $400,000 loan amount, variable, fixed, principal and interest (P&I) home loans with an LVR (loan-to-value) ratio of at least 80%. However, the ‘Compare Home Loans’ table allows for calculations to be made on variables as selected and input by the user. All products will list the LVR with the product and rate which are clearly published on the Product Provider’s web site. Monthly repayments, once the base criteria are altered by the user, will be based on the selected products’ advertised rates and determined by the loan amount, repayment type, loan term and LVR as input by the user/you. *The Comparison rate is based on a $150,000 loan over 25 years. Warning: this comparison rate is true only for this example and may not include all fees and charges. Different terms, fees or other loan amounts might result in a different comparison rate. Rates correct as of May 26, 2022. View disclaimer.
